IslandWalk vs. BeachWalk by Manasota Key: Which Florida Community Is Right for You?
If you are searching for a resort-style community near Venice or Englewood, two names often come up: IslandWalk and BeachWalk by Manasota Key.
At first, these communities may seem very similar.
Both were developed by DiVosta. Each is gated and offers a strong amenity package. Residents can enjoy pools, fitness centers, sports courts, clubs, and social activities. In addition, neither community is restricted to buyers age 55 and older.
Still, the similarities only go so far.
IslandWalk is an established community in Wellen Park. BeachWalk is newer and sits much closer to Manasota Key.
So, how do you decide between them?
The answer often comes down to lifestyle, location, and the type of home you want.
IslandWalk: An Established Community in Wellen Park
IslandWalk was one of the original communities in what is now Wellen Park.
Today, it feels mature and well established. The landscaping has grown in beautifully. Clubs and activities have also had years to develop.
As a result, residents enjoy an active social scene and a strong sense of community.
The neighborhood stretches across a large lake-filled setting. You will also find preserves, waterways, walking paths, and its well-known Venetian-style bridges.
In addition, IslandWalk offers an impressive list of amenities. Residents have access to swimming pools, fitness facilities, pickleball, tennis, bocce, a dog park, and a community garden. There are also event spaces and gathering areas.
For buyers who want an active lifestyle, this established setting can be a major advantage.
You are not waiting for the community to take shape. It already has.
What Kind of Homes Will You Find in IslandWalk?
IslandWalk was built over many years by DiVosta.
Because of that, buyers can choose from a wide range of homes. Options include attached villas and single-family residences.
Some homes are smaller and easy to maintain. Others offer more space, private pools, three-car garages, or beautiful lake views.
However, IslandWalk is now mainly a resale community.
That can be a benefit for many buyers.
For example, you can see the finished neighborhood before making a decision. You can also see the homes next door, the landscaping, and the exact view.
Many resale homes already include valuable upgrades. These may include pools, window treatments, lighting, built-ins, and outdoor improvements.
Plus, homes were built during different years. Therefore, buyers can find more variety in size, style, price, and finishes.
BeachWalk: Newer Homes With a Coastal Feel
Head south toward Englewood, and the experience begins to change.
BeachWalk by Manasota Key is a newer DiVosta community. It is located only a short drive from the Gulf beaches of Manasota Key.
For many buyers, that location is a major attraction.
If your idea of Florida life includes frequent beach days, kayaking, sunsets, and time near the water, BeachWalk may deserve a closer look.
The community also has a newer overall feel.
Unlike IslandWalk, BeachWalk still offers opportunities for new construction. Resale homes are also becoming available as the neighborhood grows.
Therefore, buyers may have more choices when deciding between a brand-new home and an existing property.
BeachWalk Offers a Resort-Style Lifestyle
BeachWalk was designed around a relaxed, resort-style atmosphere.
Residents can enjoy a tropical pool, fitness facilities, pickleball, tennis, bocce, walking areas, and a dog park.
There are also several places for neighbors to gather and socialize.
One feature helps BeachWalk stand apart: food and social spaces are part of the community experience.
The High Tide Tiki Bar adds a fun, casual gathering spot. In addition, other planned social and dining amenities continue to expand the community’s resort feel.
For some buyers, that convenience is very appealing.
After all, being able to meet friends close to home can add a lot to daily life.
IslandWalk vs. BeachWalk: The Biggest Differences
Although both communities offer a similar DiVosta style, the day-to-day experience can feel quite different.
| IslandWalk | BeachWalk by Manasota Key | |
|---|---|---|
| Location | Wellen Park/Venice | Englewood near Manasota Key |
| Community feel | Established and mature | Newer and still growing |
| Age restricted? | No | No |
| Homes | Villas and single-family homes | Villas and single-family homes |
| New construction | Mainly resale | New construction and resale |
| Beach access | Drive to Gulf beaches | Very close to Manasota Key |
| Lifestyle | Established clubs and activities | Coastal resort atmosphere |
| Amenities | Pools, fitness, courts, clubs, dog park | Pools, fitness, courts, social spaces, dog park |
| CDD | Generally yes | No CDD |
| Setting | Wellen Park lifestyle | Coastal Englewood lifestyle |
One financial difference is also worth noting.
BeachWalk does not have a Community Development District, or CDD.
IslandWalk properties generally do have a CDD assessment. However, the amount may vary by property.
For that reason, buyers should review the full tax bill and HOA information for any home they are considering.
Of course, HOA fees and other costs can also change over time. Therefore, it is important to compare the total cost of ownership.
IslandWalk May Be a Good Fit If…
IslandWalk may appeal to buyers who want an established community.
It can also be a strong choice if you want to be part of Wellen Park.
Mature landscaping is another benefit. Plus, the clubs, activities, and social groups are already well established.
Resale buyers may also appreciate the variety of homes available.
In addition, Downtown Wellen Park, nearby restaurants, shopping, and community events are all part of the larger lifestyle.
For some buyers, that location matters more than being very close to the Gulf.
There is also something reassuring about buying in a community where almost everything is already in place.
BeachWalk May Be a Good Fit If…
BeachWalk may make more sense if beach access is high on your list.
It can also appeal to buyers who prefer a newer home or want to consider new construction.
The overall setting feels more coastal than IslandWalk.
Plus, the location makes it easy to enjoy Englewood, Manasota Key, boating, and Gulf sunsets.
Some buyers may also like the idea of living in a community that is still growing.
As new amenities and homes are added, the neighborhood continues to develop its own personality.
Finally, the lack of a CDD may be important when comparing long-term ownership costs.
There Isn’t One “Better” Community
Online searches can only tell you so much.
Both IslandWalk and BeachWalk offer attractive Florida lifestyles. However, I would not consider them interchangeable.
A buyer may love IslandWalk online, then feel more at home in BeachWalk.
On the other hand, someone may tour BeachWalk and quickly realize they prefer the location and established feel of IslandWalk.
That is why I encourage buyers to think beyond the house itself.
Where will you go for dinner?
How often do you expect to visit the beach?
Would you rather live in an established neighborhood or a newer one?
How important are clubs and social activities?
Do you want new construction, or would you rather see exactly what you are buying?
Once you answer those questions, the choice often becomes much easier.
Thinking About IslandWalk or BeachWalk?
I help buyers compare communities throughout Venice, Wellen Park, Sarasota, and the surrounding Gulf Coast area.
My role is not to convince you that one neighborhood is better than another.
Instead, I help you understand the differences. Then, you can decide which community fits the way you want to live.
If you are considering new construction at BeachWalk, there is one more important point to remember.
The builder’s sales representative works for the builder. You can have your own real estate agent represent you during the purchase.
However, it is important to involve your agent before your first visit to the sales center.
If you are trying to choose between IslandWalk, BeachWalk, or another Southwest Florida community, I would be happy to help you compare your options.
